Project Description: The project involves the construction of six, two-bedroom, single-family dwellings and four multiple-family dwellings containing four, two-bedroom units each. The development will be located on a 3.09 acre lot, include a single access from Wesvalley Road, on-site parking for 36 vehicles and be served by municipal sewer, water and electrical infrastructure.


Negative Declaration

Saratoga County - The Town of Halfmoon Planning Board, as lead agency, has determined that the proposed Brookwood Farms - Phase 2 will not have a significant adverse environmental impact. The action involves the construction of a 17 unit single family residential conventional subdivision located on the south side of Brookwood Road, approximately 1,800 foot east of the Middletown Road intersection. The overall project site consists of a previously approved 7 lot single family subdivision located on the east side of the National Grid Right-of-way (prior-approved Phase 1), while the proposed 17 units will be located on the existing 37 acre vacant parcel located on the western side of the National Grid Right-of-way. There will also be approximately 0.28 acres that will be conveyed to a neighboring property. Existing zoning of the parcels is R-1 and the proposed minimum lot size for the subdivision is 30,000 square foot. The subdivision will include the construction of approximately 2,000 lineal foot of town road and all lots will have frontage and access along the new roads. Municipal water will be extended through the project site to serve the proposed lots and all lots will have private on-site septic systems. The project is located on the south side Brookwood Road, 1800 foot east of Middletown Road in the Town of Halfmoon, New York.
