Positive Declaration, Availability of Draft Scope and Public Scoping Session

Kings County (Brooklyn) - The New York City Planning Commission, as lead agency, has determined that the proposed 500 Kent Avenue may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves a request by the applicant, Kent Member LLC, for the approval of four discretionary actions including 1) a zoning map amendment from M3-1 to M1-5; 2) special permit related to waterfront zoning regulations; 3) special permit related to parking; and 4) waterfront zoning authorization. The proposed development would be a new 23 story, approximately 757,431 gross square foot commercial building, comprised of: 593,435 gross square foot of office space, 20,476 gross square foot of retail, and 143,520 gross square foot of below-grade parking space. The development would provide 37,233 square foot of publicly-accessible waterfront open space along Wallabout Channel. It would be 350 foot tall (roof height) with mechanical bulkheads reaching a maximum height of approximately 365 feet. The project also requires one non-discretionary ministerial action by the New York City Planning Commission: a waterfront zoning certification. The Analysis Year for the Proposed Actions is 2024. The project is located at 500 Kent Avenue in the South Williamsburg neighborhood of Brooklyn Community District 2, New York.
