Positive Declaration

Suffolk County - The Town of Southampton Planning Board, as lead agency, has determined that the proposed Thomas R. Stachecki Living Trust - 1205 Majors Path may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves a proposal before the Town of Southampton Zoning Board of Appeals and Planning Board for the site plan application of Thomas R. Stachecki Living Trust which proposes a change from one nonconforming use to another, to wit, from a Pre-existing non-conforming use for the receipt of natural organic wastes (trees, brush, stumps, leaves and other clearing debris) to a 120 unit multi-family condominium use with a two-story club house and recreational area, on a property situated in the R-60 Zoning District. The project is located at 1205 Major's Path in North Sea, Town of Southampton, New York.

Notice of Availability of Final Scope

Suffolk County - The Town of Southold, as lead agency, has made the Final Scope for the proposed Strong's Boatyard Buildings available. The Final Scope is available from contact listed below and on line at: http://24.38.28.228:2040/weblink/0/doc/1047267/Page1.aspx.

The action involves a site plan is for the proposed construction of two (2) buildings for boat storage, one at 52,500 square foot and the other at 49,000 square foot, located on 32.6 acres in the MII and R-80 Zoning Districts where there are 69,245 square foot of existing boatyard buildings. The project is located at 3430 Mill Road in Mattituck in the Town Southold, New York.

Notice of Acceptance of Draft EIS and Public Hearing

Nassau County - The Village of Muttontown Planning Board, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Silver Path Estates 20-Lot Residential Subdivision. A public hearing on the Draft EIS will be held on March 9,2021 at 7:00 p.m. at the Village of Muttontown Village Hall, One Raz Tafuro Way, Muttontown, NY or virtually via Zoom. Virtual access information is available in the Notice of Completion posted with the Draft EIS at the link below. Written comments on the Draft EIS will be accepted until March 22, 2021. The action involves the subdivision of a former 98.92 acre estate containing several buildings, structures, woodlands, areas of steep and very steep slopes, freshwater wetlands, and bridle paths within the Village of Muttontown's Residence E-3 zoning district. The subdivision will include 20 single family residential lots (ranging in net lot size from 3.00 to 5.38 acres) with access proposed via a new subdivision road (Hall Drive) located off Muttontown Road, approximately 161 feet east of Woodhollow Court. The proposed roadway will be stop controlled at Muttontown Road. Additionally, the subdivision design includes two stormwater recharge basins, a 50 foot wide buffer around the perimeter of the property that includes a 30 foot wide 1.8 ± mile long parkland containing a bridle trail that connects to the nearby Muttontown Preserve, 100 foot wide vegetated buffers around existing on-site and adjacent freshwater wetlands and a small on-site cemetery associated with the original residence, protection of various areas of steep and very steep slopes, and an existing salvageable onsite cottage (Pond Cottage) which is associated with the former estate and is considered to have historic value. The project is located on Muttontown Road in the Village of Muttontown, New York.

Notice of Acceptance of Draft EIS and Public Comment Period

Suffolk County - The Incorporated Village of Westhampton Beach, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed 'Rogers Avenue Associates, LLC Proposed Multifamily Residential Development-. 'Rogers Avenue Associates, LLC Proposed Multifamily Residential Development- Written comments on the Draft EIS will be accepted for a minimum of 30 days from the filing hereof or by the close of the Public Hearing, to be set at a later date. The action involves the proposed construction of 52 dwelling units in 13 Buildings (11 townhouse groupings, 2 two-family dwellings) with private community center, pool and tennis court for multifamily development with on-site sewage treatment plant in two development phases. The project is located on Rogers Avenue in the Incorporated Village of Westhampton Beach, New York.
