Project Description: The project involves the modification of an existing upland Class A Marina to expand sales and service areas, as well as increase winter boat storage from 55 (30 indoor/25 outdoor) to 140 (90 indoor/50 outdoor).
Negative Declaration
Warren County - The Town of Queensbury Planning Board, as lead agency, has determined that the proposed Mountain Terrace Estates JP Gross will not have a significant adverse environmental impact. The action involves a six (6) lot single-family conventional subdivision of the approximately 52.31 ± acre parcel utilizing frontage along the existing surrounding roads with no new roads being proposed. Four (4) of the lots will have frontage and access exclusively on Luzerne Road. The other two (2) lots will be in the northwest and southeast corners of the property, one entering from Tuthill Road and the other from Twin Mountain Drive. Project includes a water district extension. The project is located in the Town of Queensbury, New York.
