Negative Declaration

Dutchess County - The Town of Rhinebeck Planning Board, as lead agency, has determined that the proposed Koff Property will not have a significant adverse environmental impact. The action involves Site Plan Amendment Approval, a Wetlands Permit, a Minor Subdivision and Lot Line Adjustment. The project is located at 125 Ryan Road and 167 to 169 River Road in the Town of Rhinebeck, New York.

Positive Declaration

Sullivan County - The Town of Mamakating Town Board, as lead agency, has determined that the proposed Adoption of Town of Mamakating Comprehensive Plan and Zoning Amendments may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves the adoption of the 2019 Town of Mamakating Comprehensive Plan (Plan) and subsequent zoning amendments. The Plan will identify the goals and objectives, principles, guidelines, policies, standards, and instruments to provide for, guide and regulate the immediate and long-range protection, enhancement, growth and development of the Town. Subsequent zoning amendments will not conflict with the Comprehensive Plan. The project is located throughout the Town of Mamakating, New York.

Notice of Availability of Draft Scope

Westchester County - The Town/Village of Harrison Planning Board, as lead agency, has made the Draft Scope for the proposed 3 Westchester Park Drive available. The Draft Scope is available from Harrison Town Hall and on line at:

The action involves the proposed development of two (2) multi-family residential buildings containing a total of 450 rental apartments are on a 10.63 acre existing office site (Property) within the Town of Harrison's SB-0 - Special Business District. The 3 Westchester Park Drive residences will replace an existing vacant and obsolete 160,000 square foot, 4 Story office building, and are permitted as a Special Exception use within the SB-0 District.

The two buildings will flank a shared main street that will provide access to the building reception and amenity areas, ground-floor apartment entries, and fully-enclosed parking structures containing approximately 95% of the 731 proposed parking spaces. The floor plans have been designed so that most units will face either one of four open courtyards or the surrounding landscape containing a perimeter fitness/walking trail for resident use. The Applicant also proposes to subdivide the Property into two lots of 5.54 and 5.09 acres, each containing one of the buildings and complying with all provisions of the SB-0 District.
