Project Description: The project is a four-lot subdivision of a 112 acre parcel in a Resource Management land use area. The proposed subdivision will create two 2.75 acre lots and one 10.82 acre lot for the construction of one single-family dwelling on each lot. The remaining 94.5 acres, improved with a pre-existing saw mill used to serve the family farm, will be retained for agricultural and forestry purposes and will have no principal building rights associated with it. The applicant is also proposing two boundary line adjustments to convey a 0.2 acre parcel and a 1.0 acre parcel to two separate adjoining landowners; the boundary line adjustments are not subject to Agency jurisdiction.

Project Description: A subdivision of a 378 acre parcel, creating a 6.25 acre lot, located on both sides of Buck Hill Road; approximately 5.77 acres of the lot are located on the east side of the road and approximately 0.48 acres are located on the west side of the road. The construction of one single family dwelling with an on-site wastewater treatment system is proposed on the 5.77 acres portion of the lot located east of the road. No new land use or development is proposed on the 0.48 acre portion of the lot located west of the road. The 371.75 acres being retained is also further divided by the intervening ownerships of the public road. Thus, for the purposes of Agency jurisdiction, the proposed project constitutes a four-lot subdivision due to the intervening ownership of the public road. No new land use or development is proposed on the retained 371.75 acre lot.
