The applicant proposes to demolish and remove existing house, sanitary system, shed, carport, driveways, courtyard, pool and associated patio, pool equipment, heater and leaching pool, cabana, seating area and tennis court.  Construct new single family dwelling, garage, terraces, sanitary system, tennis court, in-ground pool with patio, cabana with sanitary system, landscaped island, and install 12 new drywells. Approximately 3,640 cubic yards of clean fill is proposed for regrading.  The property is located at Valentines Lane, Old Brookville, Town of Oyster Bay.

The applicant proposes to construct a two story single family dwelling with a driveway and septic system.  Approximately 4,100 square feet of NYSDEC regulated freshwater wetland in the area of the proposed driveway will be filled in order to access the site.  A culvert pipe will run beneath the driveway to preserve the wetland connection.  The project is located on north Surfside Avenue, Montauk, Town of East Hampton, Suffolk County, SCTM # 0300-29-1-18.8.

The applicant proposes to reconstruct the bulkhead at an existing boat basin by reconstructing 132 feet of jetty in-place, 203 feet of bulkhead in-place and 6 inches higher in elevation and 717 feet of bulkhead within 18 inches of the existing bulkhead and 6 inches higher in elevation.  One hundred and fifty cubic yard of fill is proposed to be placed landward of the existing bulkhead with 230 cubic yards of fill placed between the bulkheads as backfill.  Placement of the fill landward of the existing bulkhead will result in the loss of approximately 890 square feet of vegetated tidal wetlands known as High Marsh.  The applicant proposes to replant this area with Spartina patens as mitigation. The applicant proposes to subdivide a 3.3 acre lot into two lots. The southerly lot of approximately 40,670 square feet is proposed to be developed with the construction of a single family dwelling, porch, steps, parking area and septic system. The northerly lot of approximately 2.36 acres is to be purchased by the Town of Southold as open space. A 15 foot wide common easement with 5' wide gravel path is also proposed for access to Corey Creek. A total of 10.18 acres is proposed as a Conservation Area/Open Space.
