Suffolk County - The Southampton Town Planning Board, as lead agency, has determined that the proposed Subdivision Map of Daniel Hedges, LLC will not have a significant adverse environmental impact. The action involves a subdivision application consisting of an 8-lot Planned Residential Development (PRD) cluster subdivision of a 40.595 acre tract. An agricultural reserve totaling 24.95 acres is proposed along the east side of the property from Hedges Lane south to Daniels Lane. This reserve area represents 65% of the prime agricultural soils on the project site, exclusive of those areas developed with the existing houses and barns. The existing farmhouses and barns are located in Lot 1 having frontage on Hedges Lane. Lots 2-6 are flag pole lots, each with 10 feet of frontage on Hedges Lane. These lots will take physical access and utility access to Hedges Lane over a common driveway and utility easement over Lots 2-5. The 10-foot wide flagpole for Lot 6 will be encumbered by a conservation buffer. A landscaping plan has been submitted for Planning Board review and approval. Lots 7 and 8 have frontage on Daniels Lane. Lot 7 will have physical access and utility access to Daniels Lane over a proposed driveway and utility easement over Lot 8, because of encroachments of a neighbor’s hedge onto Lot 7. Public water mains exist along Daniels Lane to the south. A common water line is proposed to be constructed from Daniels Lane north to Hedges Lane, within the common utility easements. Individual water connections to Lots 2-8 will be made along the common line. A 10 foot wide public access trail easement extending from Hedges Lane to Daniels Lane is proposed along the entire east side of the property, along the agricultural reserve. The project site is located on the south side of Hedges Lane, north side of Daniels Lane and the west terminus of Ocean Breeze Lane in the Incorporated Village of Sagaponack (SCTM: 908-10-1-2) Town of Southampton, County of Suffolk.
