The applicant proposes the construction of a one-story commercial building and parking facility, within the adjacent area of a NYSDEC regulated tidal wetlands.  The proposed parking consists of 19,650 square feet pervious gravel for customer parking and 5,924 square feet impervious asphalt for employee parking.  A deed restricted area will be established between the wetland and the project site.  The project site is located in Far Rockaway at the corner of Beach Channel Drive and Hassock Street, Tax Block 15650, Lot 24 (formerly lots 10, 15, 24, 30 and 42).

The applicant proposes to construct four (4) two-family detached houses including driveways and parking areas. Portions of three of the proposed houses are located within the adjacent area of NYSDEC regulated Class I Freshwater Wetland AR-10 (Lemon Creek). The wetland is located on the opposite side of an existing street between the wetland and the project site. The project site is located at 22 Woodvale Avenue, Staten Island, Block 6805 - Lot 150.
