Suffolk County - The Huntington Town Board, as lead agency, has determined that the proposed White Post 6 LLC Zone Change (#2005-ZM-352) will not have a significant adverse environmental impact. The action involves a zone change from R-40 to the Special Agricultural Retail Overlay District to authorize and expand the existing uses on the site known as White Post Farms, which include the growing of nursery and truck crops in the field and in greenhouses, the sale of agricultural products, food, and related items, the use of the property for holiday events and children's parties, and the housing of farm animals for a petting zoo. The property is 29.26 acres in size. While the uses of the land would remain the same, the site would be redeveloped to include a new main building set further back from the road than the existing structures. All of the retail and indoor party uses would be contained within the new building, which would be 72,536 sq. ft. in size. The existing greenhouses would remain in the same location. The site as it currently exists contains a mixture of paved and unpaved parking spaces that mingle parking activity with travel along Old Country Road. The proposed site plan shows 378 parking spaces in a conventional paved parking lot, with access to Old Country Road controlled through two curb cuts. An additional 178 parking spaces can be provided on an adjacent lawn area for overflow during peak seasonal events. The Zoning Code requires 333 parking spaces for the site. The overlay district requirements allow parking spaces to be paved, gravel, or grass. The number of parking spaces that will be paved will be determined during site plan review. Improvements will be required to Old Country Road to improve traffic flow and safety. The property is located on the south side of Old Country Road, west of New York Avenue, Melville. The Suffolk County Tax Map Numbers are 0400-257-01-051 and 0400-258-02-013.

Nassau County - The Town of Oyster Bay, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Petition of Costco Wholesale Corp. & Westbury Realty Ventures, L.P. for a Special Use Permit. A public hearing on the Draft EIS will be held on Tuesday, January 7, 2007, at 7:00 p.m. at the Town Hall, 74 Audrey Ave., Oyster Bay, NY. Public comment period ends January 31, 2007. The action involves applicant requesting a Special Use Permit to construct a 148,663 sq. ft. Costco wholesale store on a 12.8 acres site. The project is located on the southwest intersection of W. John St. & Charlotte St., Hicksville, Town of Oyster Bay, NY.
