Positive Declaration And Public Hearing

Westchester County - The Town of Cortlandt Planning Board, as lead agency, has determined that the proposed Application (PB28-06) of Best Rent Properties may have a significant adverse impact on the environment and a Draft Environmental Statement must be prepared. A public hearing will be held on Tuesday, December 5, 2006 at 8:00 p.m. at the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York. The action involves a proposed 5 lot major subdivision of 4.86 acres and Site Development Plan Approval and for Steep Slope and Tree Removal Permits for 5 proposed commercial buildings ranging in size from 8,000 to 12,000 square feet as shown on a drawing entitled "Site Plan for Hollowbrook Plaza" prepared by Ralph Mastromonaco, P.E., P.C. dated August 24, 2006. The subject property of 4.86 acres is zoned CC, Community Commercial and is located on the southwest corner of Westbrook Drive and Oregon Road and is designated on the Town of Cortlandt Tax Maps as Section 12.16, Block 2, Lot 7.

Notice Of Acceptance Of Draft EIS And Public Hearing

Sullivan County - The Town of Bethel Planning Board, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Preserve at Chapin Estates (the "Project") Woodstone Lakes Development LLC (the "Applicant"). A public hearing on the Draft EIS will be held on December 12, 2006, at 7:30 p.m. at the Bethel Senior Center, 3594, Route 55, Kauneonga Lake, New York. Comments on the Draft EIS are requested and will be accepted by the contact person until December 29, 2006. The action involves the Applicant seeking approval to construct and operate an approximate 180-lot residential subdivision to be known as The Preserve at Chapin Estates Subdivision, and to be located near the Toronto and Swinging Bridge Reservoir Site in the Town of Bethel for the construction of approximately 177 building lots, with related and ancillary improvements including private roads, individual wells and on-site wastewater disposal systems. The project is located in the Town of Bethel near the Toronto and Swinging Bridge Reservoir Site and consists of approximately 1,518 acres.

Notice Of Acceptance Of Final EIS And Public Hearing

Rockland County - The Village of Montebello Planning Board, as lead agency, has accepted A Final Environmental Impact Statement on the proposed Weinberger Subdivision. A public hearing will be held on December 12, 2006 on or about 7:15 P.M. at the Village of Montebello Village Hall, One Montebello Road, Suffern, NY. Any written comments on the FEIS will be accepted by the Planning Board for a minimum of 10 day after the close of the public hearing. The action involves a proposed subdivision of an 84.25-acre property into not more than 48 single-family lots. The lots will be served by United Water New York and Rockland County Sewer District No. 1. The project sponsor proposes to construct new roads to serve the lots and dedicate them to the Village of Montebello. Under standard zoning, the proposed lots will be not less than 50,000 square feet in area. The applicant has proposed, however, that cluster development be applied to the project. The Village Board has authorized the exploration and use of cluster development, but has not mandated same. Under the applicant's cluster proposal, lots would range from 35,000 square feet to 64,000 square feet. The Planning Board has reviewed the environmental impacts under both standard and cluster development. The project is located South of Grandview Avenue, east of the intersection of Spook Rock Road and Grandview Avenue. Property is described on the Town of Ramapo tax rolls as tax lots:
