The applicant proposes to construct a 26' x 50' single family dwelling, gravel driveway, and septic system on a wooded lot.  The remains of a deteriorated dwelling are proposed to be removed.  The proposed project is located within the Long Island Pine Barrens Core Preservation Area and has received a roadfront residential exemption from the Pine Barrens Commission.  The proposed project is also located within 100 feet of a NYSDEC regulated freshwater wetland at the northeast corner of Peconic Road and Eagle Drive in Ridge in the town of Brookhaven in Suffolk County, SCTM# 0200-407-01-10.1.

The applicant proposes to construct a 2,616 square foot dwelling with an attached garage, an inground pool and patio, pervious driveway, two dry wells and a septic system. The proposed location of the dwelling is 73 feet away from the delineated boundary of state regulated freshwater wetland # SA-54. The proposed location of the pool and patio is approximately 60 feet away from the wetland boundary. The proposed location of the driveway is 52 feet from the wetland boundary. One of the proposed dry well locations is 64 feet from the wetland boundary, and ground disturbance is proposed within 40 feet of that boundary. The project is located at 56 Noyack Bay Ave., Southampton, NY, SCTM # 900-4-1-lot 87.007.

The applicant proposes to replace the existing bridge which carries NYS Route 25 (Main Rd) over the Long Island Railroad in the vicinity of Sage and Kerwin Boulevards in Southold. The replacement bridge will be constructed on a new alignment just west of the existing structure in order to comply with current design and safety requirements. The replacement bridge, appurtenant structures and construction related disturbance will be located in the adjacent area of Freshwater Wetland Systems SO-3 and SO-16, as well as in the adjacent area of regulated tidal wetlands. As proposed, retaining walls associated with the replacement bridge will be constructed within three to five feet of the freshwater wetland boundary. The project also includes several stormwater treatment measures, including the construction of a vegetated swale and the installation of stormwater detention tanks and hydrodynamic stormwater separators. The existing bridge will be dismantled and removed with all disturbed areas revegetated.
