reface existing bulkhead and raise the height of the bulkhead 6
inches. The existing boat ramp and step down box will be closed off and filled. Install
5'
wide boardwalk landward of the bulkhead. Construct two new 6' returns. Replace tow
boat riser timbers and boat whips. Dredge an area 10' X 80' to a depth of 4 feet deep at
apparent low water. The resultant 23 cy of spoil will be used as fill on site.

The applicant proposes to
construct 145 linear feet of bulkhead with two returns along the
shoreline on Deer Lake and adjacent to the driveway and 65 linear feet of bulkhead with
two returns along the edge of the bank adjacent to the existing single family dwelling
located on Brook Creek. Remove the existing railway and create a boat slip by
constructing 174 linear feet of bulkhead and dredging the 75' x 24' area to 4 ft. below
mean low water. Resultant 25 cubic yards of dredged material will be used as backfill
and 175 cubic yards will be placed in a low lying area on the southern portion of the
property. Construct a 4 ft. wide capping boardwalk around boat slip. The property is

The applicant proposes to
subdivide a 6.61 acre parcel into four residential lots and
construct a common driveway. The minimum lot size is 48, 332 sq. ft. and the maximum
is 140, 305 sq. ft. There is an archaeological site located on proposed Lot 4 as
determined by the Office of Parks, Recreation and Historical Preservation(OPRHP). In
accordance with OPRHP recommendations, the applicant has extended the site boundary
to create a sufficient buffer area to protect the site. In addition, there will be no
disturbance to or construction in the sensitive area. NYSDEC permit conditions will
limit disturbance to the archaeological site and a Notice Covenant to the deed of proposed
Lot 4 will be required to protect this area against future disturbance. The property is
located at 2055 Albertson Lane, Town of Southold, County of Suffolk, adjacent to
Freshwater Wetland I.D. SO-20 and Arshamomaque Pond.
