Suffolk County - The Planning Board of the Town of Southampton, as lead agency, has determined that the proposed Hamptons Little Neck LLC Site Plan/Special Exception will not have a significant adverse environmental impact. A public hearing on the site plan/special exception application will be held on Thursday, September 14, 2006, at 7:00 p.m. at the Southampton Town Hall, 116 Hampton Road, Southampton, NY. The action consists of the demolition of an existing 29 unit motel, a three bedroom apartment, and two separate single-family dwellings and construction of 16 residential condominium units ranging in size from 2,691 sq. ft. to 3,075 sq. ft. (for a total floor area of 71,597 sq. ft.), a recreation building (1,221 sq. ft.), a swimming pool (20'x40'), and a private road (21,894 sq. ft.). The proposed project is located on two parcels totaling 4.2085 acres (183,320 sq. ft.), in the R-10 Zoning District, located at 240 Montauk Highway (SR 27), on the south side of Montauk Highway across from Southampton College, with 51 feet of frontage on Little Neck Road, east of Dellaria Avenue, in the New York State Archaeologically Sensitive Area, Shinnecock Hills, Town of Southampton, Suffolk County, New York. The subject parcels are identified as Suffolk County Tax Map Numbers 900-234-2-28.4 & 900-234-2-28.5.
