The applicant proposes to
redraw lot lines among three parcels, parcel A measuring 6800
sq ft, parcel B 1700 sq ft, and parcel C 6800 sq ft. The new parcels would measure 5950,
5100, and 4250 sq ft respectively. Construction of a single family dwelling is proposed
for the new parcel B. The shoreline of the proposed parcel B is natural, and it is proposed
to bulkhead this section. The two adjacent lots are presently bulkheaded, and it is also
proposed to replace these bulkheads.

The applicant proposes to
demolish an existing 28 unit motel and construct ten residential
condominium units, a swimming pool, cabana, patio and parking areas. Variances from
the 75 foot wetland setback requirement have been requested for ten residential structures
and ten decks which are proposed less than 75 feet from the tidal wetlands at the site. The
existing boat basin facility will be utilized as a private boat basin for the residents. The
project site is located at 538 Dune Road, Westhampton, Town of Southampton, Suffolk
