Negative Declaration

Suffolk County - The Town of Southampton Planning Board, as lead agency, has determined that the proposed Center of the Hamptons LLC site Plan/Special Exception will not have a significant adverse environmental impact. The action involves the demolition of an existing building with commercial and residential uses and an existing garage totaling 4,503 sq. ft. (8.76%), and the construction of three new buildings with six office uses totaling 7,887 sq. ft. and six accessory apartments (600 sq. ft. each) totaling 3,600 sq. ft., for a total building area of 11,487 sq. ft. (22.34%), and 55 parking spaces, as shown on the Site Plan drawings prepared by Araiys Design last dated December 15, 2005. The subject property is a 1.18 acre parcel (51,416 sq. ft.), in the Hamlet Office (HO) Zoning District, located at 903 Montauk Highway (SR 27), on the corner of Halsey Road and Montauk Highway, in the NYS Archaeologically Sensitive Map Area, in the Hamlet of Water Mill (SCTM No. 900-115-2-2.1), in the Town of Southampton, Suffolk County, New York.

Suffolk County - The Planning Board of the Town of Babylon, as lead agency, has determined that the proposed Job #04-76AF, Basser-Kaufman, will not have a significant adverse environmental impact. The action involves the partial renovation of an existing retail shopping center. The renovation will include the demolition of 40,000 square feet of existing retail space and new construction of an 8,000 square foot building addition for use as a theme restaurant. An additional 46,166 square foot section of parking lot will be redeveloped with 2-one story masonry and steel constructed buildings totaling 5,520 square feet gross floor area. Additional site improvements including parking, landscaping and drainage are proposed. The project is located at 501-531 Montauk Highway, West Babylon, NY.
