The applicant proposes to place construct a single family dwelling, two (2) 50' retaining walls,  pervious driveway, 116' of bulkhead, 75' of stone armor wall, 33' x 4' catwalk on 10" piles w/two (2) sets of 4' x 4' stairs and place fill.  Approximately 1/2 the lot is covered with tidal wetland vegetation and the proposed development will require significant setback and lot coverage variances from the NYSDEC Article 25 Tidal Wetland Regulations.  The project is located on a vacant lot located between #'s 2711 & 2721 Ocean Avenue in Seaford on Silver Lagoon, Town of Hempstead, Nassau County, NCTM sec. 63, block 42, lots 312/313.

Applicant proposes to consruct a single family dwelling, sanitary system and driveway access in the adjacent area of a NYSDEC regulated fresh water wetland.  The proposed dwelling will be located approx. 46 feet from the freshwater wetland boundary to the east. A 25ft buffer area is proposed along the east side of the property.  The property is located at Meudon Drive, Lattingtown, Town of Oyster Bay NCTM# 30-45-25 & 32.

The applicant proposes to subdivide a 51.9 acre parcel into nine residential lots ranging in size from 77,209 to 252,516 sq. ft. each.  A substantial area of Tidal Wetlands is located in the interior portion of the site.  Three Reserve Areas totaling 10.95 acres are proposed to be deeded to a Homeowner's Association.  Conservation easements extending a minimum of 75 ' from the wetland boundary are also proposed.  A 1, 869' long cul-de-sac is proposed to be constructed off Menantic Road to provide access to six of the new lots. The other three lots will have direct access from Menantic Road or Simpson road.  Three dwellings exist on the property, and no changes to the dwellings are currently proposed. The proposed project is located east of Menantic Road and north of Simpson Avenue in the Town of Shelter Island in Suffolk County, SCTM# 700-22-02-02, 03, 5.2, 5.3, 5.6 & 5.7.

Applicant proposes to subdivide existing 285,486 square foot parcel into 3 lots sized at 80,052 square feet, 106,245 square feet, and 99,246 square feet for future development with single family dwellings. The project is located on Route 25, Peconic, adjacent to NYSDEC regulated tidal wetlands associated with Richmond Creek.
