Project Description: The 30.41 acre project site is a vacant, non-shoreline parcel that will be divided into three lots. Each of the lots will be developed by one single family dwelling, a well water supply and an on-site wastewater treatment system. Lot #1 is 8.76 acres in size and does not contain wetlands. Access from Pucker Street, an unimproved public highway bounding the property on the northwest, will be afforded by an existing gravel road which defines the boundary between Lots #1 and #2. Lot #2 is 7.69 acres, contains wetlands and access from Pucker Street is the same gravel road serving Lot #2. Lot #3 is 13.96 acres in size and contains wetlands. Access will be directly from Pucker Street. A shallow absorption trench on-site wastewater treatment system will serve the dwelling proposed for Lot #3.

Project Description: The project is the subdivision (and related development) of 1,573 acres into 13 parcels creating 9 new building lots, 3 lots with existing development and a 1,457 acre open space parcel. Two building sites (a caretaker's house and another dwelling to be used by guests of the owners of the lots in the subdivision) are located on the open space parcel. The proposed new building lots are shoreline lots ranging in size from 6.16 acres to 11.90 acres. One new single family dwelling and accessory use structures serviced by on-site water supply and wastewater treatment systems are proposed for each of the new building lots. Eight of the building lots have shoreline on Blue Mountain Lake and the ninth lot has shoreline on Utowana Lake. The three lots with existing development have shoreline on Eagle Lake. The applicant also proposes a new conservation easement benefiting the State of New York on that portion of the open space parcel not already covered by two existing easements. The project site includes 6,000 feet of shoreline on Blue Mountain Lake, encompasses all of Eagle Lake and most of Utowana Lake. There are freshwater wetlands on the project site.


Negative Declaration

Saratoga County - The Town of Wilton Town Board, as lead agency, has determined that the proposed Hudson Springs Planned Unit Development District will not have a significant adverse environmental impact. The action involves family residential community consisting of 336 residential dwelling units, with accessory structures. The project is located on Old Gick Road, Town of Wilton.

Saratoga County - The Town of Moreau Town Board, as lead agency, has determined that the proposed Water District #6 will not have a significant adverse environmental impact. The action involves infrastructure and improvements including 53,000 linear feet of water mains and appurtenances and a 750,000 gallon, 145 high elevated water storage tank. The project is located in the northeastern section of Township of Moreau, including Route 9, Fawn Road, Reynolds Road, Gansevoort Road, Frankie Lane, Gregory Manor, the residential community of Fernwood and the residential area bordering St. Mary's Cemetery.

Washington County - The Village of Fort Edward, as lead agency, has determined that the proposed Village of Fort Edward Master Plan will not have a significant adverse environmental impact. The action involves the adoption of the Master Plan which will guide the future of the Village by establishing a series of goals, objectives and strategies which will assist in making the community a better place to live, work and recreate.
