Project Description: The action involves a three lot subdivision involving wetlands and the construction of two new single-family dwellings. The proposed subdivision will create a 2 acre lot improved by a pre-existing 4-unit multiple family dwelling and 1500 square foot garage. The remaining two lots to be created are a vacant 1.66-acre lot to be prospectively improved by the construction of one single-family dwelling, and a 2.33-acre lot improved by a pre-existing 144 square foot gazebo which is to be prospectively improved by the construction of one single-family dwelling. All three proposed lots contain shoreline on the West Branch of the Ausable River.

Project Title: Woodhull Lake Subdivision

Project Description: The project is the subdivision of 1,235 acres into 29 lots, thereby creating 25 new building lots, three common areas and a 1,074 acre open space parcel. The 1,235 acre site is within a 35,000 acre tract of land owned by the Adirondack League Club. The site includes about 15,000 feet of frontage on Woodhull Lake. The shoreline of the Lake is non forest preserve State land managed by the NYS Canal Corporation. The 25 new building lots range in size from 2.45 acres to 11.61 acres. One new single family dwelling and associated accessory use structures with on-site water supply and wastewater treatment systems is proposed for each of the new building lots. Twenty of the 25 new building lots are shoreline lots with frontage on the taking line of Woodhull Lake. The other five new building lots are non-shoreline lots. All but three of the lots will be accessible from a new subdivision road. Lots 18, 19 and 20 will only be accessible by boat. One dock is proposed for access to Woodhull Lake for lots 1 - 17. Boathouses are proposed for lots 18, 19 and 20. Lake access for the five non-building lots and other club members will be from the three common areas. The League Club will retain ownership of the common areas and the open space parcel. The open space parcel will continue to be managed by the Club for forestry uses and open space recreational uses.
