Suffolk County - The Town of Huntington Planning Board, as lead agency, has determined that the proposed Sunny Pond Estates [Subdivision] may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves a request for the modified subdivision of a 6.893-acre site in order to construct two groups of attached units (one of the groups would have two units and one group would have three units for a total of 5 units), recreational area, a private common driveway and seven off-street parking spaces (Preliminary Map dated revised, 11/2/04). Four (4) existing structures, two (2) of which are designated historic would remain (dwelling and garage). The other two (2) structures proposed for retention are part of the Huntington Hebrew Congregation complex (one story brick Jewish Center and an accessory two-story frame dwelling). An existing one-story frame dwelling is proposed for removal. No parkland is proposed for dedication to the Town. Sanitary wastewater collection and treatment is proposed via disposal to the Huntington Sewer District. Public water is to be provided by the Suffolk County Water Authority. The subject site is located at the northeast corner of Park Avenue (CR 35A) and Leslie Lane in the Village Green area of Huntington Village within an R-10 & R-7 Residence District Zones, designated as parcel #ís 0400-73-03-021 & 022 on the Suffolk County Tax Map.
