Project Description: The action involves undertaking a new commercial use consisting of the installation of a 2000 gallon above-ground fuel tank and integrated dispenser pump for sales of gasoline to snowmobilers. The business would operate seasonally from December 1st to April 15th, between the hours of 8am to 11pm, 7 days a week. An attendant would perform the fueling; self-service is not proposed. The project site is a 0.43 acre parcel developed by a 900 square foot residence utilized as a bunkhouse. The property is bound on the north by 75 feet of frontage on NYS Route 28, on the east by 250 feet of frontage on Maple Street, a paved public highway, and on the remaining two sides by privately-lands of others. The tank would be located approximately 100 feet from the mean high water mark of White Lake which is located on the opposite (north) side of RT 28. Existing uses in the area, including residences, utilize individual on-site well water supplies and wastewater treatment systems.

Project Description: The action involves commencement of a new commercial use in a pre-existing structure. A 960+/- square foot, one-story single family dwelling will be modified into a retail showroom for sales of rustic furniture. A 2100+/- square foot area of lawn will be graded and top-dressed with gravel for a parking area for up to eight (8) cars. Access to the parking area will be across the existing driveway off Old Route 149. A handicap access ramp will be constructed to the front door. A 4 foot X 6 foot wooden sign will be installed between the highway and the building. The sign will be unlighted. The structure is served by an individual on-site well water supply and wastewater treatment system (OSWTS), both of which are adequate for the proposed use. The business will be open to the public from June through October, Wednesday through Sunday, during the hours of 10AM to 5 PM and otherwise by appointment. Wetlands are located sixty (60) feet north of the structure and OSWTS. No new land use or development is proposed between the structure and the wetland.
