The applicant proposes to
remove the existing one story single family dwelling and
construct a two story single family dwelling, deck, and a driveway 0 ft. from the tidal
wetland boundary and a sanitary system with a retaining wall within 4 ft. of the tidal
wetland boundary. The applicant has requested a variance from the required 75 ft.
setback for structures and 100 ft. setback for a sanitary system. In addition, the proposed
lot coverage by impervious structures has been reduced from 26.7% to 24.4% but still
exceeds the maximum allowable of 20%. The property is located at 44 Cold Spring Point
Road, Town of Southampton, County of Suffolk, on Cold Spring Bay.
