Project Title: The Preserve at Big Tupper

Location: NYS Route 30 and Ski Tow Road, Town of Altamont, Franklin County

Comment Period Ends: n/a

Project Description: The Agency received a request for pre-application conceptual review of "The Preserve at Big Tupper." The application involves the redevelopment of the Big Tupper Ski Area, including a new base lodge. The application also involves the subdivision of about 6,000± surrounding acres into sites and lots for the purpose of creating 826 new condo/hotel units, multiple family dwelling units and single family dwelling units. The 826 units will include 90 hotel/condo units, 455 two, three and four bedroom townhouses, 256 single family dwellings on sites or small lots and 25 "great lots" 80± acres in size. The application also involves the redevelopment of the McDonald's Marina on Raquette Pond into a clubhouse with 56 boat slips and the development of a canoe/car top launch area on Simon Pond. The application indicates that 1,500 acres in two tracts will be preserved. The site is located in Hamlet, Moderate Intensity, Low Intensity and Resource Management land use areas and is partially within the "river area" of the Raquette River where it is designated a Recreational River in the NYS Wild, Scenic and Recreational Rivers System. There are freshwater wetlands on the project site. The Agency’s Regulatory Programs Committee will hold a meeting in early December that allows for public comment on the project. A 30-day public comment period will follow the meeting.
