Project Title: Pari-Passu, LLC

Project Description: The action involves construction of a 2,600± square foot, one-story Dunkin Donuts franchise restaurant with interior dining space and drive-through window service on a 1± acre vacant parcel of land. Municipal water and wastewater systems will be used. 15 parking spaces are proposed. Stormwater will be managed on-site. Signage, exterior lighting and planting are proposed. The applicant’s future plans, for which separate Agency approval will be sought, include developing an adjoining 25± acre vacant parcel of land (Tax Map Ref.: 150.2-1-7, 150.2-2-8.012, 150.2-3-1) with a mix of commercial uses including a convenience/gas sales store, restaurant, retail business, and a hotel.

Project Title: Suburban Propane

Location: NYS Route 22, Town of Westport, Essex County

Project Description: The project involves the reconstruction of a bulk fuel storage facility. The applicant proposes to demolish the existing bulk storage facility, clean and dispose of existing tanks, piping, structures and appurtenances, remove and dispose of any contaminated soils and salvage one 15,000 gallon tank and two 10,000 gallon tanks for reuse. The proposed changes will eliminate six existing tanks. The three salvaged tanks will be reconfigured on a new 20 ft. x 80 ft. emergency containment structure. The project also includes the construction of a new covered truck loading platform, a new 10 ft. x 16 ft. steel building, security fencing and lighting. The new facility will have only four tanks containing fuel oil, diesel fuel, kerosene and propane. Retail operations will no longer be conducted at this facility. It will operate April - September from 7:00 am to 4:00 pm Monday through Friday and October - March from 7:00 am to 4:00 pm Monday through Saturday with some fuel oil and propane deliveries made after normal business hours during the peak heating season. The site is located within a critical environmental area (i.e., within 300 feet of a State highway) and within the "river area" of the Boquet River. The site is within an Agricultural Lands District pursuant to the Town of Westport Local Land Use Plan.

Project Description: The project consists of a four lot subdivision of 181.378 acres creating a 36.01 acre lot, a 32.429 acre lot, a 32.56 acre lot and an 80.379 acre lot. Each lot will be developed with a single family dwelling served by individual on-site wastewater treatment system and well. Individual site plans have been developed for each lot and the dwellings will be setback substantially from the Town roads and well screened from public view.
