Project Description: The project site includes two parcels: a 55± acre parcel and a 15.6± acre parcel. They are physically separated from each other by a previously authorized 12.5± acre lot. The applicant proposes to subdivide the 55± acre portion of the site into three parcels, thereby creating a 3.75± acre lot, a 10± acre lot and a 41.25± acre lot. There is a pre-existing single family dwelling and associated accessory use structures on the 3.75± acre lot and a recently constructed single family dwelling on the 10± acre lot. The 41.25± acre lot is vacant. One new single family dwelling with on-site water supply and wastewater treatment systems is proposed for the 41.25± acre lot. The applicant proposes to convey the 15.6± acre parcel to the State of New York. It is mostly wetland and adjoins other lands owned by the State. Both the 55± acre parcel and the 15.6± acre parcels border on Minerva Stream. There are four small manmade ponds and intermittent streams with fringe wetlands on the 55± acre portion of the project site.
