The applicant is proposing
a 12 lot subdivision on an approximately 32 acre parcel of
land which will consist of 9 single family residential lots (Lots 1 thru 9) on 4 acres of
land and 3 lots (Lots 10, 11 and 12) on the remaining 28 acres. This 28 acres of land are
to remain undeveloped. The 32 acre parcel consists of approximately 11 acres of NYS
regulated wetland. Approximately 0.17 acres of wetland and 2.50 acres of wetland
adjacent area will be impacted by this project. Long term protection of wetland is
proposed to be accomplished by the placement of deed restrictions on Lots 10, 11 and 12.
The project site is located on the westerly side of US Route 9W, between Route 9W and
the Crossroads Subdivision (Placid Lane), in the Town of Bethlehem, Albany County.
