Project Title: Nancy Thomas and Diane Hogan

Project Description: The action involves construction of an elevated two-foot wide walkway over wetlands on the non-building project site in order to access a proposed removable dock on Lake Flower which will be used by the applicants only. The boardwalk will consist of two separate sections within and elevated 18 inches above wetlands; one section will measure 50-feet in length and the other 30-feet long. The dock will measure 3-feet by 20-feet and connect to a 4-foot by 8-foot on-shore bulkhead. Both the dock and bulkhead will be supported by 1.5-inch diameter pipes. The dock will be removed annually after the boating season. No filling or excavation is proposed. No vegetation over 2-inches diameter at breast height is to be removed.

Title: Hadlock Pond Dam

Location: Mulcahy Way, Town of Fort Ann, Washington County

Project Description: The project involves the reconstruction of the Hadlock Pond Dam which is being done to comply with NYS Department of Environmental Conservation’s dam safety requirements. The project includes a new 40 ft. wide ogee shaped concrete overflow spillway and two 50 ft. wide “fuse plugs consisting of roller compacted concrete and engineered earthwork. The project also includes improvements to the embankments on either side of the spillway/fuse plug which propose the use of concrete barriers on the top of the embankments. The application proposes to drawdown Hadlock Pond to 75.1 feet, the elevation of the lower outlet pipe. This 20± ft. drawdown is to be maintained at that elevation until construction of the new spillway and fuse plugs have been completed. The proposed drawdown of the pond will begin the day after Labor Day and is anticipated to take about one week. The project is scheduled to be completed by mid-December with the refilling of the pond beginning on or before that date. Refilling of the impoundment will depend on precipitation and downstream flow requirements. The project site is 220± acres which includes the dam and the lands under water within the pond.

Title: The Village of Keeseville

Project Description: The action involves construction of a handicap accessible ramp within fifty (50) feet of the MHWM of the Au Sable River in downtown Keeseville. A shoreline setback variance is required for this structure which will be located in a Village-owned Park at the southern terminus of a planned riverwalk project. The handicap ramp will be eighty-five (85) feet long, six (6) feet wide, constructed of concrete and will connect an existing park with an existing riverfront overlook and provide access over a sloping hillside. The ramp will have concrete retaining walls (below natural grade) where it crosses the slope.

Title: Frederick's Point Sewer District #2

Location: Huletts Landing in the Town of Dresden

Project Description: The action involves a major public utility consisting of 1,800± feet of new sewer line, a pump station and a sub-surface soil treatment and disposal system to serve 30± existing residences and a marina to be known as Frederick’s Point Sewer District #2. Approximately 9,560 gallons of sewage will be collected, treated and disposed of per day. A combination of 1.5 inch to 2 inches diameter force main sewer line will be installed along private roads know as Marina Way, Lakeside Way, Bayview Way, Midway Avenue, and Brook Way with service laterals on private properties. Sewer line will be installed under Fairy Brook and wetlands by directional boring. The sub-surface soil treatment and disposal system will be located under a golf course for which the applicant has secured an easement agreement.

Project Description: The action involves the subdivision of 22.67± acres of land on First Stony Creek Pond into a 1.04 acre lot to be conveyed for the purposes of constructing a single family dwelling to be served by on-site wastewater treatment and water supply facilities and the remaining 21.63 acres, containing four preexisting single family dwellings, to be retained by the applicant. However, because the project site is bisected by Coreys Road, the subdivision will actually create a 0.17 acre shoreline parcel and an 0.87 acre non-shoreline parcel which will comprise the 1.04 acre building lot to be conveyed and a 9.32 acre shoreline parcel, containing the existing dwellings, a 12.19 acre non-shoreline vacant parcel, and a 0.12 acre shoreline vacant parcel which will be retained. No new land use or development is proposed upon the 21.63 acres to be retained.
