Project Description:
The applicant proposes to demolish an existing frame building and construct two attached 2-family houses. Storm water will be directed to drywells. Sanitary waste water will be discharged to an existing sanitary sewer line. Approximately half of the proposed new structure is located within the adjacent area of NYSDEC regulated Class I Freshwater Wetland NA-2 (Eib's Pond). The proposed development is located approximately 70 feet from the freshwater wetland boundary. The project site is located at 325 and 327 Hanover Avenue, Staten Island, Block 2892 - Lots 30 & 31.  
State Environmental Quality Review (SEQR) Determination:
Project is an Unlisted Action and will not have a significant impact on the environment. A Negative Declaration is on file. A coordinated review was not performed.

None Designated
State Historic Preservation Act (SHPA) Determination:
A Structural-Archaeological Assessment Form has been completed. The proposed activity will not impact on registered, eligible or inventoried archaeological sites or historic structures.
Coastal Management:
This project is located in a Coastal Management area and is subject to the Waterfront Revitalization and Coastal Resources Act.

The applicant proposes to construct an approximately 19 foot by 20 foot one car garage. A portion of the proposed is garage is within the adjacent area of NYSDEC regulated Class I Freshwater Wetland AR 10 (Lemon Creek). The proposed garage will be located approximately 90 feet from the wetland boundary. The subject property contains an existing house and is  located at 524 Albourne Avenue, Staten Island Block 6944 Lot 156.
