Project Description: The project involves the subdivision of the 18.26± acre site into three lots thereby creating two 3.07± acre lots and a 12.12± acre lot. One new single family dwelling with on-site water supply and wastewater treatment systems is proposed for each of the three proposed lots. Access to the lots will be by a private road that extends through adjoining property.

Project Title: Merrell’s Dockside Landing, Inc Essex County IDA

Project Description: Applicant proposes a new commercial use consisting of retail boat sales, boat storage and repair in an existing 25,000 square foot building on Lot 1 of the Ticonderoga Business Park. The business park development and related infrastructure were reviewed and approved by prior Agency permits, including project and permits: 93-189; 95-60; and 99-130. The existing 25,000 square foot building was authorized by Agency Project and Permit 2000-139. The planned hours of operation are 8:00 a.m. – 6:00 p.m. The existing parking areas and assess road will be used. No exterior construction or site work is proposed. No more than 10 boats will be displayed in the front parking area at any given time.


Negative Declaration

Essex County - The New York State Department of Environmental Conservation, as lead agency, has determined that the proposed Amendments to Unit Management Plans for the Hammond Pond Wild Forest and High Peaks Wilderness Area and Hammond Pond Wild Forest Areas will not have a signficant adverse environmental impact. The action involves amending the High Peaks Wilderness Area and Hammond Pond Wild Forest Unit Management Plans to allow for establishment of a 75 car auxiliary parking area providing overflow parking access for the Garden parking area.

Establishment of the parking area will not require cutting any trees greater than three inches diameter at breast height. It is located on old farmland. There will be some minor ground disturbance. A gravel parking area will be established. No wetlands or significant habitats are located on the site. There are no known rare, threatened, or endangered plant species. The proposed parking area will be located at the intersection of Routes 9N and 73 in the Town of Keene. The plan modifies the boundary of the Hammond Pond Wild Forest and brings tent sites in the Eastern Management Zone of the High Peaks Wilderness into compliance with the Adirondack Park State Land Master Plan. The project is located at the intersection of State Routes 9N and 73 in the Town of Keene.
