Project Description: The project consists of alternations to a preexisting three-story single family dwelling for its conversion to a bed and breakfast, a new tourist accommodation. Up to nine (9) guests will be accommodated at any time. In addition, a new three-bedroom single family dwelling will be constructed on the property at the location of a pre-existing dwelling which burned. Each of the two structures will be served by individual on-site wastewater treatment systems and municipal water supplies. Access from New York State Route 9N is afforded by an existing 1,700± foot long gravel driveway which also affords legal access to an adjoining property located north and west of this project site. All of the structures are located in the Resource Management land use area and outside the designated “river area” of the east branch of the AuSable River. No new land use and development is proposed within the Low Intensity Use land use area portion of the property.


Negative Declaration

Essex County - The Joint Review Board of the Village of Lake Placid/Town of North Elba, as lead agency, has determined that the proposed Hotel Project, Lake Placid/North Elba, New York will not have a significant adverse environmental impact. The action involves construction of a 94-room hotel located on Whiteface Inn Road, near the intersection of NYS Route 86 in North Elba, NY. The 14-acre site is across from the Outpost Project.

Saratoga County - The Town of Saratoga, as lead agency, has determined that the proposed Neilson Landing Subdivision will not have a significant adverse environmental impact. The action involves a twenty-lot single-family reality subdivision on a 45 acre site including construction of roadway, sanitary infrastructure tying into the Saratoga County Sewer District, and storm water drainage. The project is located in the Town of Saratoga.
