a permit modification and renewal to allow it to construct an
approximately 10,000 square-foot, one-story restaurant building and 91-space parking lot
in place of the approximately 16,000 square-foot, one-story retail store building and 81-space parking
lot previously permitted. All construction would occur at a 35-foot or
greater distance from the tidal wetland boundary. A portion of the wooded buffer area
which currently extends up to 70 feet from the wetland boundary would be preserved, and
enhanced with additional plantings of native trees and shrubs so as to screen the building
and parking area from the wetland.
