Project Description: The project involves the subdivision of 47.43 acres into six lots, thereby creating four new building lots: Lot 2 - 13.85 acres, Lot 3 - 13.33 acres, Lot 4 - 3.92 acres and Lot 5 - 3.00 acres, a 2.17 acre shoreline access lot and an 11.16 acre lot to be retained by the applicant. One new single family dwelling with on-site water supply and wastewater treatment systems is proposed for each of the four new building lots. The property includes 1,716 ft. of shoreline on Friends Lake, 1,587 ft. on Friends Lake Road and 77 ft. on a private right-of-way. Project Title: Trails End Enterprises, Inc.

Project Description: The action involves a proposed a four-lot subdivision to create residential building lots 29.29, 41.22, 46.49 and 108 acres in size. Each lot will be improved by a single family dwelling, individual on-site water supply and wastewater treatment systems, new driveways, underground utilities and accessory structures. One additional single family dwelling may be constructed on the 108 acre lot in the future. A private subdivision road will be constructed generally following the alignment of existing woods roads.


Negative Declaration

Saratoga County - The Town Board of Wilton, as lead agency, has determined that the proposed amendment to Town of Wilton Code, Article XXI PUD Planned Unit Development District will not have a significant adverse environmental impact. The action involves add section 129-155 - 129-117 Commercial/Industrial PUD Ordinance to the code; by adding secion 129-123 - 129-124 Planning Board review/recommendation and Town Board approval process for all PUDS, modifying section 129-118 - 129-122 Residential PUD; amending section 129-255(B) by eliminating mandated referrals to Planning Board; amending section 129-249 Zoning Board of appeals B (4) Procedure, by eliminating residential area variances being referred to Planning Board by Zoning Board of appeals; amending section 129-169 Modification of Temporary Merchant Cert. to require max. 4 monty duration, unless approved by Planning Board; amending section 129-109 clarifying 100% expansion based on square footage existing on May 6, 1974; and amending section 63-14 changing the timing of the payment of traffic mitigation fees. The project is located townwide.

Saratoga County The Town Board of Wilton, as lead agency, has determined that the proposed amendment to Code, Chapter 129 Zoning will not have a significant adverse environmental impact. The action involves amendment to the code of the Town of Wilton, Schedule B of the Zoning ordinance in the R-2 Residential Districts and section 129-26 adding Special permit uses as follows: (J.) Places of worship, parish houses and rectories and also adding to section 129-176 (W) (5) all entrances and exists to a place of worship shall be directly to a state or county highway unless approved by the Town Planning Board and Zoning Board of Appeals. The project is located townwide.
