Project Description:
The applicant proposes to
demolish a single-family house and construct 2 one-family
houses and 1 two-family house on a site located within the adjacent area of Class 2
NYSDEC regulated Freshwater Wetland AR-34 (Lemon Creek). The project site also
contains NYSDEC regulated Tidal Wetlands adjacent area. One of the proposed family-house is located
approximately 50 feet from the freshwater wetland boundary. None of
the proposed housed are located within tidal wetlands adjacent area. To minimize
impacts, a deed restricted a 15 foot buffer area will be established along the rear property
line and buffer plantings will be located in the tidal wetland adjacent area where the
existing one-family house is being demolished. The property will is deed restricted from
the most inland buffer planting edge to the property boundary with an additional deed
restricted area on the south west side. A permanent split rail fence will be constructed
along the house side of the buffer plantings. The project site is located at 149 Hanover
Avenue, Staten Island, Block 6708 Lot 41.
