Project Description: The applicant proposes to
construct 9 storage facility buildings on a 62,064 square foot
parcel within Article 25 (Tidal Wetlands) jurisdiction. The applicant proposes to cover
28.3% of the lot with impervious structures and has requested a variance from the 20%
maximum lot coverage allowed in the Tidal Wetlands Land Use Regulations. In addition,
the applicant is requesting a building density variance to construct 5.8 buildings above the
3.2 buildings allowed as per the regulations. All the structures will be constructed more
than 75 feet from the tidal wetland boundary. Shoreline restoration is proposed as part
of
the mitigation for the variances. The site is located on the east side of Broadway Avenue
in Island Park, Town of Hempstead, Nassau County.
