Project Title: Diamond Sportsmen's Club, Inc.

Project Description: The project is a subdivision of 3,283 acres into 155 sites for the continued occupancy of existing camps and the construction of new camps. There are 41 existing camps, a clubhouse, and 114 sites proposed for new camps on the project site. The 114 new sites are located in 21 clusters. All of the new camps will be limited to a maximum of 1,000 sq. ft. including any attached porches, decks and lofts and will be built on piers. All of the camps are located along existing dirt roads. Of the new camps, 100 will not have any running water or utilities (other than a generator or solar panels for power) and they will be serviced only by an outhouse or other alternative black water system (e.g., composting or gas fired toilet) and a small grey water system for a kitchen sink. The other 14 new camps (all accessed from Power Project Road) will be allowed to have conventional power, water and sewage systems. The entire site will continue to be owned and managed by the Diamond Sportsmen's Club pursuant to its Articles of Incorporation and By-Laws. Membership in the club will entitle the member to construct a camp at a given site and use the rest of the property for hunting, fishing and other open space recreational uses (e.g., camping, hiking, wildlife observation and other similar outdoor sporting and recreational activities). The project site is located east of NYS Route 56, north of Stark Road and west of Power Project Road in the towns of Colton and Parishville, St. Lawrence County.
