Availability for public comment on Voluntary Cleanup Program (VCP) Remedial Work Plan - Glenwood Landing Gas Plant, Site # V00351-1

Project Location: The Glenwood Landing Gas Plant facility is located on Shore Road in Glenwood Landing, Nassau County, NY. The property is located on approximately 800-feet of waterfront on the east shore of Hempstead Harbor, and extends east across Shore Road. The property is bounded on the south by a Mobile Oil/Storage Terminal, to the west by Hempstead Harbor, and on the north and east by the North Shore Country Club.

Brief Project Description: KeySpan Energy under a Voluntary Cleanup Agreement with the NYSDEC has completed a site investigation of the Glenwood Landing Gas Plant Site . The site was subdivided into four discrete areas to allow for flexibility of potential future use options. Remediation of site Area 1A, west of Shore Road along Hempstead Harbor, will achieve remedial objectives for restricted residential use through a combination of removal of soils in excess of NYSDEC guidance values and insitu treatment of shallow groundwater via chemical oxidation technology. The site owner has recently proposed to redevelop site Areas 2 and 3 east of Shore Road as a gas turbine electrical generating plant. These areas will be remediated to support the proposed industrial redevelopment through removal of contaminated soil. The remaining area west of Shore Road is principally a fill area, and will be capped to allow for potential use as open space.

Negative Declaration

Suffolk County - The Town of Huntington Planning Board, as lead agency, has determined that the proposed Deutsch Relays Plat Subdivision will not have a significant adverse environmental impact. The action subdivision application is part of an overall redevelopment and expansion plan involving Huntington Square Mall located contiguously to the east. The proposed two lot subdivision will result in a 10.87 acre lot (lot #2) fronting Jericho Turnpike, recently rezoned from industrial to C-5 Planned Shopping Center and a 14.312 acre lot (lot #1) zoned I-1 Light Industry and R-10 Residence. The site plan for the Huntington Square Mall / Huntington Square Plaza property involves construction of commercial retail buildings containing approximately 128,725 gross square feet of area with required off-street parking, loading and landscaped buffers on lot #2. The action also involves ingress/egress improvements and shared parking improvements with the existing Huntington Square Mall property. The project is located on the south side of Jericho Turnpike (NYS Rte. 25), approximately 1,100 feet west of Larkfield Road and the east side of Daly Road in East Northport, within the Town of Huntington.

Suffolk County - The Town of Huntington Town Board, as lead agency, has determined that the proposed Silver Huntington Realty, LLC Rezoning Request will not have a significant adverse environmental impact. The action involves a change of zone for property located on the south sid eof Jericho Turnpike, Huntington Station into two different zoning classifications: 2.65 acres from R-5 Residence District to C-6 General Business District. The application proposes to add a hotel to the Huntington Townhouse catering hall. The project is located on the south side of Jericho Turnpike, Huntington Station, Town of Huntington.

Suffolk County - The Shelter Island Town Planning Board, as lead agency, has determined that the proposed H.O.C. Investments, LLC will not have a significant adverse environmental impact. The action involves the subdivision of a 16.231 acre parcel into a six lot, reduced density subdivision. The proposed lots range in size from 48,500 sq. ft. to 327,125 sq. ft. with an average of 136,163 sq. ft. The project is located on the southerly side of Shorewood Road/Apple Orchard Lan and the westerly side of Osprey Road, Town of Shelter Island.

Positive Declaration and Notice of Acceptance of Draft EIS

Suffolk County - The State Education Department, as lead agency, has determined that the proposed land acquisition for the Islip Terrace Junior High School in the East Islip Union Free School District, SED Project No. 58-05-03-03-0-002-010, may have a significant environmental impact and a Draft Environmental Impact Statement has been prepared and accepted. Comments are requested on the Draft EIS and will be accepted by the contact person until October 16, 2001. The action involves the purchase of 2.9 acres of land adjacent to existing property. The project is located on Redmen Street in the Town of Islip.
