Positive Declaration

Nassau County - The Village of Sands Point Board of Trustees, as lead agency, has determined that the proposed Elevated Water Storage Tank on Governors Lane may have a significant adverse environmental impact and a draft EIS must be prepared. The action involves a one million-gallon elevated water storage tank, approximately 115 feet above grade and of a waterspheroid style to be located on Governors Lane at the Village-owned Water Department property. The project is located in the Village of Sands Point.

Suffolk County - The Central Pine Barrens Joint Planning & Policy Commission, as lead agency, has determined that the proposed Core Preservation Area known as "Agricultural Building for Eastland Farms" may have a significant adverse environmental impact and a draft EIS must be prepared. The action involves the construction of a 5,460 sq. ft. agricultural building with associated parking, outdoor storage and infrastructure on 2.5 acres in the dwarf pine plains region of the Central Pine Barrens. The project is located on the west side of County Road 31, north of Stewart Avenue, Westhampton, Town of Southampton.

Notice of Acceptance of Draft EIS and Public Hearing

Nassau County - The Inc. Village of Muttontown Board of Zoning Appeals, as lead agency, has accepted a draft EIS on the proposed Special Use Permit Application of St. Dominic R.C. Church. A public hearing on the draft EIS will be held on February 26, 2001 at 8:00 p.m. at Muttontown Village Hall, 1763 Route 106, Syosset, New York 11791. The public comment period ends on March 8, 2001. The action seeks (a) a special use permit to allow the construction and use of playing fields on the 31.63 acre lot for the purpose of physical education, and the use of an existing principal residence as a spiritual retreat center (b) a variance in connection with it’s Planning Board application for approval to partition the 48.06 acre parcel into two (2) lots: a 16.12 acre residential lot to be improved with a single family dwelling which would have no frontage on a street, rather than the required 200 feet and the aforementioned 31.63 acre lot, all as shown on the plan entitled "Site and Drainage plan St. Dominic Campus South" prepared by Bladykas & Panetta, last dated November 22, 2000 (the "Action"). The project is located on the south side of N.Y.S. Route 25A, Town of Oyster Bay, Village of Muttontown.

Nassau County - The Board of Trustees Village of Manorhaven, as lead agency, has accepted a draft EIS on the proposed The Villas on Manhasset Bay (Redevelopment of Thypin Steel Property). A public hearing on the draft EIS will be held on February 15, 2001 at 7:00 p.m. at the Village of Manorhaven Village Hall, 33 Manorhaven Boulevard, Port Washington, New York 11050. The project involves the Island Estates Management, Inc. which has applied for a Special Permit to allow the development of the Villas on Manhasset Bay. This development will consist of 96 townhouse units on an 11.038 acre site situated at the intersection of Yennicock Avenue and Sagamore Hill Road, Incorporated Village of Manorhaven, New York. This property was formerly occupied by Thypin Steel, and implementation of the proposed action would result in a complete redevelopment of the site. Access to the site would be from Sagamore Hill Road, and a gate house is proposed at the entrance. A boardwalk and boat pier are proposed at Manhasset Bay, and a playground, pool and recreation building are included as part of the development plan. Ninety-six garages, 96 driveway spaces and 64 other off-street parking spaces are proposed. Water is proposed to be supplied by the Port Washington Water District, and sanitary waste is to be handled by the Port Washington Water Pollution Control District. The project is located at the ntersection of Yennicock Avenue and Sagamore Hill Road, Incorporated Village of Manorhaven, New York.

Notice of Acceptance of Draft Supplemental EIS

Suffolk County - The Town of Brookhaven Planning Board, as lead agency, has accepted a draft supplemental EIS on the proposed Hamlet at Willow Creek. The project involves the removal of 2,158,141 cu. yds. for the construction of a 18 hole golf course including; club house, tennis courts and swimming pool, and related structures, and the construction of 178 detached single-family dwellings. The overall site area is 184.61 acres. The project is located on the south side of NYS Route 25A between Mt. Sinai-Coram Road and Pipe Stave Hollow Road, Mount Sinai.

Notice of Acceptance of Final Generic EIS

Nassau County - The Village of Old Westbury Board of Trustees, as lead agency, has accepted a Final Generic EIS on the proposed Village of Old Westbury Zoning Code Revisions. The action involves the Village Board of Trustees’ consideration of amendments to the Village’s Zoning Code to address the following issues: (1) modification of current development controls for schools and places of worship; (2) restrictions for driveway curb-cuts for single-family lots; (3) modifications to the Village’s building volume regulations; (4) application of bulk and dimensional standards in the C Residence District to include a 10-acre minimum lot size for residences; (5) regulations controlling the conversion of large estates to residential subdivisions; and (6) amendment of the Village Zoning Map to change the zoning district classification for the southeastern portion of the Village from B-4 Residence District (four-acre minimum lot size) to BB Residence District (two-acre minimum lot size). The project is located in the Village of Old Westbury.
