The applicant proposes to construct 13 two-story semi-attached houses. One of the proposed houses, roadway and a 70 foot wide cul-de-sac is within the adjacent area of NYSDEC regulated Freshwater Wetland NA-9 (Dongan Hills). To access an existing sanitary sewer line on Hunter Avenue, a sewer easement through the adjacent area will be excavated and restored with plantings. A buffer area will be maintained between the rear yard and the wetlands.
