The purpose of this project is to encourage a compatible pattern of new development and open spaces that meet the Town's goals and objectives for the future. The project included an evaluation of the Town's natural, built and cultural resources and an analysis of potential development based on existing zoning, as well as proposed land use densities.
Major elements of the proposed plan include: the creation of a downtown; the identification of wetlands, heritage trail system, view sheds and other natural areas that should receive special consideration or protection; encouraging the extension of utilities in high density area while limiting the extension of utilities into low density areas; development of the New York State Energy Research Development Authority property; and recognition of the unique mixed use development opportunities in the Route 9 North and Route 9 south neighborhoods.
