Positive Declaration

Nassau County - The Town of Oyster Bay Town Board, as lead agency, has determined that the proposed SRC Hicksville Redevelopment may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. A Public Scoping Session is to be scheduled.

The action involves a proposal by the applicant to redevelop a 26.5-acre commercial property, located at 195-225 North Broadway (New York State Route 106/107) in the hamlet of Hicksville, Town of Oyster Bay, New York. The subject premises are situated in a General Business (GB) district. In order to accommodate the proposed uses, the applicant has petitioned for Site plan approval and Special Use Permits to permit grade level residential, residential over parking, and a fitness center as part of a mixed-use development. Current development consists of a Sears department store, automobile repair shop, a bank with drive-through, a restaurant, and associated paved parking and landscaped areas. Upon implementation of the proposed action, the existing Sears department store and automobile repair shop would be demolished and the subject property would be redeveloped with a mix of uses, including: 125,939 square feet of retail; 36,663 square feet of offices; a 34,074 square feet fitness center; 20,000 square feet of restaurants; and 596 rental apartments. Specifically, the proposed uses would be developed within nine proposed buildings. The existing bank with drive-through and Chipotle restaurant would remain. The proposed redevelopment provides 2,064 on-site parking spaces, including on-grade parking lots and three above- and below-grade parking structures.
