Negative Declaration

Suffolk County - The Village of Islandia Board of Trustees, as lead agency, has determined that the proposed Local Law No. 3 of 2017 will not have a significant adverse environmental impact.

The proposed action consists of an amendment to the Islandia Village Code, Section 177-3 B., Definitions, to provide definitions for "Game Room" and "Hotel/Gaming Facility," and Chapter 177 Attachments 5 and 7 to provide for a Hotel/Gaming Facility as a permitted use in the Office/Industry (OI) District of the Village of Islandia, and to establish parking requirements for that use. The proposed definition of a Hotel/Gaming Facility includes a hotel with more than 150 rooms and located on a site within the OI District, having a minimum lot area of seven acres and at least 600 feet of frontage on the Long Island Expressway (LIE) and/or an LIE Service Road. The definition of Hotel/Gaming Facility would include indoor gaming facilities containing Video Lottery Terminals (VLTs) authorized by Section 1617-a of the New York Tax Law, and licensed by the New York State Gaming Commission, and off-track betting simulcast facilities authorized pursuant to the New York State Racing, Pari-Mutuel Wagering and Breeding Law. A restaurant and/or other such uses which are primarily intended for use by visitors, guests or customers of the Hotel/Gaming Facility would also be permitted as part of an overall Hotel/Gaming Facility use.

Positive Declaration

Suffolk County - The Southold Zoning Board of Appeals, as lead agency, has determined that the proposed Enclaves Hotel & Restaurant may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared.

Notice is hereby given that the Town of Southold Zoning Board of Appeals has issued a positive declaration (November 16, 2017) pertaining to the proposed Enclaves Hotel & Restaurant project. The 6.7-acre site is located at 56655 Route 25 ("Main Road"), east of Boisseau Avenue and west of the intersection of Main Road and Town Harbor Lane in the Town of Southold. The site is mostly undeveloped with a single-family home, detached garage and two sheds and contains perimeter woodlands and fields associated with former agricultural use. The proposed project includes:

  • Expansion and renovation of an existing two-story home, including connecting an existing adjacent shed and converting these structures to a 74-seat "sit-down" restaurant;
  • Construction of a 44-room hotel and four detached +/-620 square foot cottages;
  • Installation of an in-ground swimming pool, patio, and cabanas, drainage catch basins and subsurface leaching pools, an on-site sewage treatment facility and utilities (public water connections, electricity, etc.);
  • Construction of an access driveway and two parking lots.
