Notice of Acceptance of Draft EIS and Public Hearing

Orange County - The Town of Deerpark, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Deerpark West Industrial Park. A public hearing on the Draft EIS will be held on December 13, 2017 at 7:00 p.m. at the Town of Deerpark Town Hall. Written comments on the Draft EIS will be accepted until December 13, 2017. The Draft EIS is available from the contact listed below and on line at: www.alpineec.com.

The action involves the development of a mixed use generic industrial site plan on an existing quarry/concrete/concrete block plant. The project is located on NYS Route 209 in the Town of Deerpark, New York.

Notice of Acceptance of Final EIS

Westchester County - The City of Mount Vernon City Council, as lead agency, has accepted a Final Environmental Impact Statement on the proposed The Pointe Preliminary Development Concept Plan, Zoning Text Amendment and Site Plan Approval. The action involves a mixed-use development project proposed pursuant to the recently adopted South Fourth Avenue - East Third Street Urban Renewal Plan. In support of The Pointe mixed-use development project, the applicant is seeking approval for a preliminary development concept plan and zoning text amendment from the City of Mount Vernon City Council, site plan approval from the City of Mount Vernon Planning Board and a Certificate of Appropriateness from the City of Mount Vernon Architectural Review Board. The Mount Vernon City Council is reviewing the construction of 4 mixed-use structures in three stages to ensure alignment with the aforementioned Urban Renewal Plan as follows:

  • Stage 1 will total approximately 296,313 square foot of new development containing 294 residential units (210 affordable apartments for families and individuals, with approximately 25 percent set‐aside for seniors), approximately 23,928 square foot of ground floor retail, and 187 parking spaces (41 cellar and 146 at grade) in a 12 story (118 feet) building.
  • Stage 2 includes the construction of a new mixed-use building and open space. The mixed-use building will total approximately 94,098 square foot on 7 floors (69 feet) containing approximately 9,275 square foot of ground floor office space (with an additional 4,311 square foot of storage space in the cellar) and 56 affordable apartments for families and individuals above.
  • Stage 3 includes the construction of a municipal parking garage which will total approximately 241,801 square foot containing parking spaces in the cellar and 6 floors above ground. The ground floor will contain approximately 13,148 square foot of retail space.

When The Pointe is completed it will total four (4) buildings ranging from 7 to 12 stories, containing approximately 350 apartments, 585 parking spaces and 53,054 square feet of leasable retail/office space in approximately 718,745 square foot of total building space. In addition, there will be approximately 3,180 square foot of privately owned and operated open space, which will be open to the public.

The project is located on South Fourth Avenue between East Third Street and East Fourth Street in the City of Mount Vernon, New York.
