Positive Declaration

Suffolk County - The Board of Trustees Village of Amityville, as lead agency, has determined that the proposed Green Tek Living, LLC, may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves an amendment to Chapter 183 of the Code of the Village of Amityville in order to enact a Transit Oriented (TO) zoning district; the amendment of the Village Building Zone Map for one site (two parcels) into such district; and a request for approval of certain incentives and bonuses pursuant to the Transit Oriented district.

If enacted, the TO district would enable properties within the district to request an amendment of the Village of Amityville Building Zone Map. The application requests an amendment of the Building Zone Map for one site (two tax lots) in the proposed district. It also requests the approval of certain incentives and bonuses for density, building height and of other requirements. The property in question is currently used for industrial purposes, totals 2.44 acres and is proposed to be developed for 115 multiple family dwelling units.

The proposed TO district is located in the immediate vicinity of the Amityville Station of the Long Island Railroad Babylon branch. The Transit Oriented District has the potential applicability to any Industrial-zoned property located within the area bounded by Sterling Place on the north, West Oak Street on the south, Broadway on the east, and County Line Road on the west in the Village of Amityville, New York. The amendment of Village of Amityville Building Zone Map and approval of certain incentives and bonuses pursuant to the Transit Oriented district will affect 235 County Line Road and 124 Greene Avenue in the Village of Amityville, New York.
