Negative Declaration

Nassau County - The Glen Cove Planning Board, as lead agency, has determined that the proposed Glen Cove Village Square (formerly Village Piazza) will not have a significant adverse environmental impact. The action involves a Minor Subdivision, Amended Site Plan and Amended Special Permit approvals of the project now known as Glen Cove Village Square (formerly Village Piazza). Related actions include financial assistance from the Glen Cove Community Development Agency / Industrial Development Agency (CDA / IDA), General Municipal Law 239 review by Nassau County Planning Commission, Subdivision and Water Main Extension by Nassau County Health Department, Subdivision Approval by Nassau County Department of Public Works, Site Plan Permit by Nassau County Fire Marshal's Office, General State Pollution Discharge Elimination System Permit by New York State Department of Environmental Conservation, a Road Opening Permit by the City of Glen Cove Department of Public Works, and potential condemnation by the Glen Cove IDA of certain real property located at 29-31 Village Square, Glen Cove (S/B/L: 31-85-16).

The Project Sponsor proposes amending an approved project permit one, 5 story mixed-use building containing 146 residential units, and approximately 17,507 square feet of retail/commercial floor area (Proposed Action). The Proposed Action also includes a plaza of approximately 16,377 square feet, which would be dedicated to the City of Glen Cove for a park and other public uses. The Proposed Action also includes 13 affordable units, and 235 parking spaces (171 on-site, and 64 leased from the City).

The project is located Immediately west of the intersection of Glen Street, Bridge Street and School Street in the City of Glen Cove.

Notice of Acceptance of Draft EIS and Public Hearing

Nassau County - The Planning Board of the Incorporated Village of North Hills, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Manhasset Crest 46 Lot Residential Subdivision. A public hearing on the Draft EIS will be held on July 12, 2017 at 7:30 p.m. at One Shelter Rock Road, Incorporated Village of North Hills, NY 11576. The Draft EIS is available from the Incorporated Village of North Hills, One Shelter Rock Road, North Hills, NY 11576 and on line at: http://villagenorthhills.com/.

The action involves a 46 lot residential subdivision of a 30.43 ±-acre parcel of land situated on the west side of Searingtown Road in the Incorporated Village of North Hills, New York. The proposed action would result in the creation of 46 single-family residential building lots and one common lot containing a clubhouse and a parking area within a gated residential community, on the site of the former St. Ignatius Jesuit Retreat Center. Associated improvements would include paved roadways, a gatehouse, stormwater management facilities and other appurtenances. Access to the subdivision would be provided from Searingtown Road at the approximate location of the existing site driveway.

Notice of Acceptance of Draft EIS and Public Comment Period

Suffolk County - The Town of Riverhead Town Board, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Riverview Lofts, for Site Plan and Special Permit. Written comments on the Draft EIS will be accepted until July 20, 2017. The action involves a proposal by the applicant, Georgica Green Venture, for construction of a five story, mixed-use multi-family dwelling and commercial/retail building comprised of 1,429 square foot of retail spaces, two restaurants totaling 14,479 square foot and 531 seats (15,908 square foot of commercial space) on the ground floor and 30 studios, 60 one bedroom, 28 two bedroom dwelling units (118 dwelling units) on floors 2-5 sized from 450 square foot to 1,063 square foot (118 units). The proposed apartments are to be leased based on household income of the tenants based on the type of unit and income a tier was created to establish affordability (i.e workforce housing) with funding for the project from, New York State Homes and Community Renewal, New York State Housing Finance Agency, Governor's Office of Storm Recovery, Suffolk County Department of Economic Development and Riverhead Industrial Development Agency. The project is located on the south side of Main Street, west of McDermott on 0.85 acres of land in the Downtown Center 1 (DC-1) zoning use district, within the parking district on an undeveloped site in the Town of Riverhead, New York.
