Project Description:

The applicant proposes to construct 37 residential townhouse units located beyond NYSDEC's Tidal Wetlands (Article 25) jurisdiction on the subject parcel fronting Shinnecock Canal. Construction of a drainage reserve area, landscaping, associated walkways, and an 890 sq. ft. public viewing platform are proposed within NYSDEC's jurisdiction adjacent to the shoreline. The applicant also proposes to construct a 330 linear foot stone revetment along an eroded shoreline above and below the mean high water line. Existing mooring piles are proposed to be removed, replaced, and reconfigured to create a total of 20 boat slips within an existing boat basin. A platform and 30' x 4' gangway is proposed to be installed to provide access to an existing float. Decking is proposed to be removed and replaced on an existing dock. The proposed project is located at 7 North Highway, Hampton Bays in Suffolk County, SCTM# 900-207-04-22.1, 23, 24 & 25.

State Environmental Quality Review (SEQR) Determination:

A draft environmental impact statement has been prepared on this project and is on file.

SEQR Lead Agency: Southampton Town Board

State Historic Preservation Act (SHPA) Determination:

A cultural resources survey has been completed and cultural resources were identified. Based on information provided in the survey report, the New York State Office of Parks, Recreation and Historic Preservation (OPRHP) has determined that the proposed activity will have no adverse impact on registered or eligible archaeological sites or historic structures. No further review in accordance with SHPA is required.

Coastal Management:

This project is located in a Coastal Management area and is subject to the Waterfront Revitalization and Coastal Resources Act.

Project Description:

The applicant proposes to install two 8-inch diameter irrigation wells at a depth of 90 feet and each well having a pumping capacity of 100 gallons per minute. The estimated yearly pumpage for each well is 3.15 million gallons which will be used to irrigate 18.65 acres of landscape planting, turf grass, meadow and trees. The project is located at 511 Daniels Lane, Sagaponack, Town of Southampton, Tax Map # 908-10-3-2.
