Negative Declaration

Nassau County - Nassau County, as lead agency, has determined that the proposed Application for Funding for Parking Structures at the Nassau Hub will not have a significant adverse environmental impact. The action involves the submission of an application for State of New York grant funding for the design and construction of one or more parking structures (up to 3,400 spaces) on property known as the Nassau Coliseum Site, located at 1255 Hempstead Turnpike in Uniondale, New York. Nassau County is in the planning phase for the development of one or more structured parking garages at this locations. The parking structures will be constructed to support the parking demand generated from future uses on the site, such as, bio-tech, medical research and development, as well as other office space as permitted under the Mitchel Field Mixed-Use Zoning Code and prevailing Conceptual Master Plan for the site. The creation of approximately 3,400 structure parking spaces will free up approximately 19 acres of existing surface parking on site, creating the potential for 800,000 square feet of additional development on the site per prevailing zoning.

Upon completion, the facility will provide approximately 19.2 MW of electricity, which may be utilized by LIPA/PSEG (no letter of intent has been filed at this time). The proposed project will include a field of solar panel arrays, maintenance and operations building, perimeter and centerline access roadways, array access pathways, site fencing and security, vegetated and screened surrounding buffer areas. Approximately 61.03 acres of the parcel will be cleared (60.98%) for site development needs (or a total of 64.95% of the 94.2 acres of property zoned L-1). The project is located on the south side of Moriches-Middle Island Road, 1,260 feet east of Cranford Boulevard in Mastic, Town of Brookhaven, New York.
