Positive Declaration

Nassau County - The Town of Oyster Bay Town Board, as lead agency, has determined that the proposed Syosset Park may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves an application to the Town Board to establish a new "Planned Unit Development/Mixed Use" (PUD/MU) zoning district and change of zone for the subject 92.8 ± acre property from Light Industrial (LI) to PUD/MU, so as to allow the construction of a mixed-use development consisting of 200,000 square feet of office space, hotels with 350 guest rooms, 65,000 square feet in restaurants/cafes, 35,000 square feet in theaters and other entertainment uses, 364,000 square feet of retail space, 625 residential units, 14,000-square of public meeting space, and a 30-acre public park. The proposed plan provides 4,413 on-site parking spaces, including four parking structures. The project is located on the northeast corner of Miller Place (North Service Road of Long Island Expressway) and Robbins Lane in Syosset, Town of Oyster Bay, New York, comprising the former Cerro Wire property and Town of Oyster Bay Department of Public Works/Highway Department Complex.
