Positive Declaration

Suffolk County - The Town of Southold Planning Board, as lead agency, has determined that the proposed Southold Gas Station and Convenience Store may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves an amended Site Plan for the proposed conversion of an existing 3,476 square foot building (formerly for vehicle detailing, RV sales and servicing) to a convenience store and vehicle fuel sales. The project will include 6 fuel pumps(12 fueling stations); two canopies, one at 50 feet by 24 feet (1,200 square feet and the other at 50 feet by 50 feet (2,500 square feet) and 29 parking spaces on a 1.46 acres in he General Business (B) Zoning District. The project is located on the corner of County Route 48 and Young Avenue in the Town of Southold, New York.

Notice of Acceptance of Draft EIS and Public Hearing

Suffolk County - The Huntington Town Board, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Syndicated Ventures Zone Change. A public hearing on the Draft EIS will be held on December 8, 2015 at 7:00 p.m. at the Town of Huntington Town Hall, 100 Main Street, Huntington, NY 11743. Written comments on the Draft EIS will be accepted until December 22, 2015. The Draft EIS is available from the Town of Huntington Department of Planning and Environment, Town Hall, 100 Main Street, Room 212, Huntington, NY 11743; the Elwood Public Library, 1929 Jericho Turnpike, East Northport, NY 11731 and on line at: http://www.huntingtonNY.gov.

The action involves an application, also known as "Villadom", for the rezoning of 49.28 acres of land from R-40 Residence District and C-6 General Business District to C-5 Planned Shopping Center District in order to build a commercial development with 486,380 square feet of gross floor area. The main building will contain a variety of uses such as retail (180,680 square feet), office (129,800 square feet), fitness center (90,000 square feet), supermarket (42,500 square feet), and a new public library. There are also five smaller buildings at the front of the property, with four of them provided with potential drive-through lanes. The site plan shows 1,929 parking spaces, of which 373 would be underground. A new traffic signal would be provided at a central site entrance, and the existing intersection of Jericho Turnpike and Old Country Road and its traffic signal would be redesigned. A significant portion of the property is wooded and covered by steep slopes. The property is adjacent to the 101 acre Berkeley Jackson County Park and an orchard covering approximately 50 acres. The application also requests an amendment to the Horizons 2020 Comprehensive Plan to recommend the future land use of the property as "commercial". This would place the land into the Major Commercial Corridor/Mixed Use and Minor Commercial/Mixed Use Activity Center classifications because of its location on Jericho Turnpike. The project is located on the northeast corner of Jericho Turnpike and Manor Road in Elwood, Town of Huntington, New York.
