Negative Declaration

Ulster County - The Town of Rochester Planning Board, as lead agency, has determined that the proposed Neff Minor Subdivision will not have a significant adverse environmental impact. The action involves the division of 1 parcel of land into 4 lots. The parcel is located in the Ulster County Agricultural District #3 and contains land located within the 100 year floodplain area of the Kripplebush Creek and the Rondout Creek. The parcel is contiguous to the Rest Plaus historic district which is listed on the National Register. The action proposed is a subdivision of land only and the land use will remain residential and agricultural. No additional changes to the property or change of use is proposed. The project is located at 12 Pompey's Cave Road in High Falls, Town of Rochester, New York.

Westchester County - The Town of Greenburgh Planning Board, as lead agency, has determined that the proposed Fowler, 52 Inverness Road - Planning Board Steep Slope Permit will not have a significant adverse environmental impact. The action involves the installation of a series of 2 foot to 3 foot stone retaining walls with terraced garden beds. The applicant proposes approximately 220 foot of stone walls that will run along existing contours to create terraced areas of lawn, garden beds and bluestone pathways. The applicant proposes a new stone terrace at the entrance to the property adjacent to Inverness Road, at midslope towards the house, and a large terrace in front of the existing stoop. A new stone path will traverse from the front door to the garage. The applicant proposes 2,081 square foot of disturbance on 15-25% slopes (Steep Slopes) and 140 square foot of disturbance on 25-35% slopes (Very Steep Slopes). The project requires approximately 41 cubic yards of cut and approximately 92 cubic yards of fill. The property consists of approximately 22,215 square foot and is situated on the north side of Inverness Road approximately 0 feet from the intersection of Hadden Road in the Town of Greenburgh, New York. The property is located in the R-10 One-Family Residence District.

Westchester County - The City of Mount Vernon City Council, as lead agency, has determined that the proposed 1 Bradford Road Rezoning will not have a significant adverse environmental impact. The action involves a proposal by the applicant, WP East Acquisitions, to construct 120 rental units of housing on a 3.08 acre parcel. The project is located at One Bradford Road in the City of Mount Vernon, New York. Rezoning of the project site from LI-7.5 to RMF-15 to allow residential uses on the site.

Notice of Acceptance of Final EIS

Westchester County - The Town of North Castle Town Board, as lead agency, has accepted a Final Environmental Impact Statement on the proposed Brynwood Golf and Country Club. The Final EIS is available from the North Castle Town Hall; the North Castle Libraries and on line at: http://www.northcastleny.com/planning/pages/brynwood-seqra-documents.

The action involves an application for the development of an adult oriented residential community at the existing Brynwood golf/country club, and improvements to club facilities and amenities and the golf course. The residential neighborhood would include a mix of golf condominium units that would include 63 market rate condominiums, 10 fee simple golf cottages and 7 Affirmatively Furthering Fair Housing (AFFH) rental units under Alternative 1 or 80 market rate residences with 8 AFFH rental units under Alternative 2. Proposed club improvements include club house improvements, relocation of tennis courts, as well as a new outdoor pool and patio area, and parking for the club in the existing parking lot (to be improved with added landscaping). Renovations and improvements to the existing 18 hole golf course are proposed, as well as upgrades to the existing on-site sewage treatment plant. Water supply is proposed to be from on-site wells or via municipal water. The Proposed Action includes amendments to the North Castle Zoning Ordinance, a special permit for the "golf course community," site plan approval and wetlands permit. Approval may also be required to subdivide the "golf course community" from the golf/country club and amendments to the Town Comprehensive Plan Update 1996. The project is located at 568 Bedford Road in the Town of North Castle, New York.

Notice of Acceptance of Final SEIS

Westchester County - The City of Yonkers Planning Board, as lead agency, has accepted a Final Supplemental Environmental Impact Statement on the proposed PMD Zoning Ordinance Amendment and Austin Avenue Development. The Final SEIS is available from the City of Yonkers Planning Bureau; the Yonkers Riverfront Library; the Yonkers Will Library and on line at: http://www.johnmeyerconsulting.com/files/download/FEIS Adopted 04-22-2015.pdf.

The action involves a proposal by the applicant, Morris Industrial Builders, LP before the City of Yonkers Planning Board for proposed amendments to the City of Yonkers Zoning Ordinance, amendments to the Zoning Map, adoption of a Comprehensive Development Plan (CDP), and Site Plan Review application for a proposed new retail development. The current zone change application before the board has three components:

  1. A proposed amendment to the zoning ordinance;
  2. A proposed zone change at Block: 3244 Lots: 2-7 and Block 3285 Lot: 210
  3. A proposed site plan review application.

The project is bounded by Sprain Road, and Prior Place on the Town of Greensburgh / City of Yonkers Border in the City of Yonkers, New York.
