Negative Declaration

Putnam County - The Town of Patterson Planning Board, as lead agency, has determined that the proposed Fox Run Active Adult Residential Development will not have a significant adverse environmental impact. The action involves a proposal by the applicant, RC Enterprises, to construct 80 units of "Active Adult" residences, developed in a condominium-style of ownership on a 43.2 + acre parcel. The project is located at 215 Bullet Hole Road in the Town of Patterson, New York. Active Adult Residence is defined within the Patterson Town Zoning Code as "A planned and managed community providing living accommodation and which may also provide accessory facilities, occupancy of which is limited, as permitted by Federal and State Fair Housing Laws, to persons who are 55 years of age and older." The Project Sponsor intends to utilize the Fox Run Condominium WWTP for sewage disposal. The Applicant has proposed to provide potable water by developing a new community water system utilizing groundwater wells. Access to the rear parcel will be over Fox Run Lane built during the initial Forest Haven project.

Negative Declaration

Westchester County - The Town of Greenburgh Planning Board, as lead agency, has determined that the proposed T. Marchese, 17 Club Way - Planning Board Steep Slope Permit will not have a significant adverse environmental impact. The action involves the the demolition of an existing single family residence for the purpose of constructing one (1) new single family residence with related improvements. The applicant proposes 3,225 square feet of disturbance on 15-25% slopes (Steep Slopes). The project requires approximately 100 cubic yards of cut and approximately 85 cubic yards of fill. The applicant proposes the removal of fifteen (15) regulated trees. The property consists of approximately 10,019 square feet and is situated on the south side of Club Way approximately 700 feet from the intersection of East Hartsdale Avenue in the R-10 One-Family Residence District. The project is located at 17 Club Way in the Town of Greenburgh, New York.

Notice of Acceptance of Final EIS

Orange County - The Town of Warwick Planning Board, as lead agency, has accepted a Final Environmental Impact Statement on the proposed Homarc Commercial Development. The Final EIS is available from the Town of Warwick Planning Department, Warwick Town Hall, 132 Kings Highway, Warwick, NY 10990 and on line at: http://www.townofwarwick.org/departments/seqr.shtml.

The action involves the construction and operation of a new 21,900 ± square foot professional and office building on a 5.1 acre site located on New York State Route 94 near the intersection with Warwick Turnpike (County Route 21). The project site is located in the Town's Community Business (CB) Zoning District. It consists of a one-story building that has been proposed for interconnection with the Town's community water and sewer systems. Site access is proposed from a Marginal Access Road connection with the Price Chopper Plaza site, paralleling State Route 94. A total of 84 parking spaces have been proposed to accommodate the use, some of which use porous pavers. Architecture, landscaping, sidewalks, bicycle accommodations, lighting and signage are proposed in accordance with Town of Warwick Design Standards. The project is located at 152 New York State Route 94 South in the Town of Warwick, New York.
